Discover Four Seasons Private Residences in the Caribbean

Imagine waking up to the sounds of turquoise waters lapping along a secluded shoreline, riding horseback on a tranquil tropical hillside, or exploring dense and ancient mangrove forests. In the Caribbean, this could be yours every day.

For those in the luxury real estate market, the appeal of the Caribbean has greatly increased over the last few years due to the desire for space, more nature and a laid-back lifestyle. With properties in the Dominican Republic, Belize and Nevis, Four Seasons Private Residences offers thoughtfully designed private homes created with both the environment and the homeowner in mind.

Reconnect with nature in the Dominican Republic

On Playa Esmeralda along the southern shores of Samaná Bay, Four Seasons Private Residences Dominican Republic at Tropicalia is where community, nature and a constantly renewed sense of wonder all come together. Originally conceived by the Cisneros family as a private retreat, Tropicalia has been designed to protect the area’s diverse ecosystems and pristine natural beauty.

This harmony extends to the private beachfront residences. Designed by architect Isay Weinfeld, the 25 residences include 16 three- to four-bedroom Beach Flats and nine single-storey Beachfront Villas. “When studying the area – such beautiful nature untouched – it became clear that the project should be spread around in separate constructions and laid sparsely amid the vegetation,” says Weinfeld. Incorporating natural wood and stone, the residences are effortlessly integrated into the surrounding landscape, with layouts that seamlessly blend indoors and out.

Tropicalia’s residents will enjoy a close relationship with land and sea, not only through the variety of nature-driven activities, water sports and opportunities for exploration, but also through the property’s close relationship with the Cisneros family’s sustainable organic farm, La Querencia. “At Tropicalia, everything is in balance,” says Adriana Cisneros, CEO of Cisneros.

Live next to a marine sanctuary in Belize

Just a 30-minute boat ride or eight-minute flight from the mainland, Four Seasons Private Residences Caye Chapel, Belize, delivers equal parts adventure and serene seclusion. Set in the heart of Belize’s largest marine sanctuary, this is the first private island in the Americas managed by Four Seasons, and as such, homeowners can expect an abundance of world-class amenities along with intuitive, personalized service.

Spend your time relaxing on the white-sand beach, teeing off at the Greg Norman–designed White Shark Golf Course, or on a diving excursion to explore the UNESCO World Heritage–inscribed Belize Barrier Reef Reserve System.

Given its unique environment, conservation is top of mind here on Caye Chapel. Most of the island will be powered through solar energy, with dedicated systems to support recycling and water management. Transportation will also be limited to golf carts, bikes, foot and sea travel, and only 10% of the island will see structural development, while the rest is dedicated to preservation and conservation efforts, nature reserves, outdoor experiences, and more.

Create a family legacy in Nevis

Thoughtfully designed and thoroughly modern, the ultra-spacious homes at Four Seasons Private Residences Nevis put a Caribbean spin on open-concept living and dining. Floor-to-ceiling windows, sliding glass doors, screened verandas and expertly landscaped pool decks and terraces invite you to take full advantage of Nevis’ sunshine and tropical breezes.

With private residences and villas spread out over six distinct neighbourhoods, there is a real sense of community here on Nevis, where families of all sizes gather to unwind and create lasting memories. In addition to the dedicated care of the Four Seasons residential team, all the amenities at nearby Four Seasons Resort Nevis, West Indies, are just a short golf cart ride away.

Play golf at the Robert Trent Jones II Golf Course – keeping an eye out for playful green vervet monkeys, challenge your friends and family to a tennis or pickleball match at the Resort’s top-rated tennis centre, or indulge in a treatment at the Resort Spa. And for children ages 3 to 9, there are plenty of fun and inspiring activities designed specifically for them at Kids For All Seasons, a dedicated club where kids can play, learn and make new friends.

Creating a Modern Desert Oasis in Las Vegas

How do you design a home that evokes a unique sense of place? When it came to dreaming up the look and feel of the all-new Four Seasons Private Residences Las Vegas, the answer was to look to the surrounding landscape. “Using the desert as the primary inspiration was essential, in addition to the glamour of the Las Vegas Strip,” says Hussain Kamal, Associate Vice President at Wimberly Interiors, the renowned firm behind the design.

Located on a private 11-acre elevated enclave with panoramic views of the city, the Red Rock Mountains and the iconic Strip, the brand-new standalone Private Residences – meaning not attached to a hotel or resort – provide the perfect amount of privacy and seclusion, along with easy access to the Las Vegas buzz and energy.

Designing a modern desert home

Four Seasons Private Residences Las Vegas is a microcosm of the city itself – an oasis surrounded by the Mojave Desert’s rugged beauty. “The surrounding landscape is the hero of the story,” says Kamal. “The interior design reflects it through complementary colours and detailing, and the spaces emphasize how the interior engages with the landscape.” The design brings in the outdoors with natural materials, different textures and specially selected furnishings. Natural stone and wood set the palette, and touches of brushed metal add to the clean, modern luxury feel.

Vgp 020 970x540

“The goal was to create a resort-style experience with a seamless flow of finishes from the inside out,” adds Mark Yoshizaki, Senior Vice President of award-winning architecture firm Wimberly Allison Tong & Goo, “and to provide opportunities for outdoor living on the large terraces.” All 171 tower residences feature large outdoor living spaces with amenities such as built-in grills and areas for lounging and dining. Penthouse and Junior Penthouse residences have private plunge pools. And with every floorplan, residents can expect unobstructed views from the expansive windows throughout.

Embracing the luxury resort lifestyle

Because loving where you live has to do with what’s outside as well as inside, the amenities at Four Seasons are just as impressive as the homes themselves.

Residents will appreciate the full-service Spa and Fitness Centre that offers personal training, men’s and women’s fitness lounges, sauna and steam rooms, an indoor lap pool, and private and couples’ massage rooms. And because pets are part of the family, too, they can enjoy some pampering at the pet spa.

Outside, the resort-style multi-level pool lets you relax over unobstructed mountain and Las Vegas Strip views, while dedicated attendants ensure your every need is met. Hot tubs, private cabanas and barbecue areas offer opportunities for entertaining and family fun. Inside, a game room, Topgolf Swing Suite, private theatre and kids’ playroom are perfect for entertaining guests or mingling with neighbours.

Noble Heights, an exclusive restaurant experience curated by renowned restauranteur Elizabeth Blau, is also sure to be a dining hotspot. The restaurant highlights responsibly sourced dishes from local and regional purveyors, along with a selection of fresh seafood, in a modern indoor-outdoor setting. Prefer to dine in? Invite your friends over for an elegant dinner party they won’t soon forget. Four Seasons can help arrange it all, including a custom meal created by a private chef in the comfort of your own home. Celebrate with curated plates and cocktails on your terrace overlooking the moonlit desert landscape, or enjoy a cozy, romantic meal just for two. Whatever you’re in the mood for, the dedicated residential team will make it happen.

Welcoming a sense of community

Four Seasons Private Residences Las Vegas, just 15 miles from the Las Vegas Strip, is set within the country club community of MacDonald Highlands in Henderson, Nevada – a neighbourhood nestled in the Black Mountain foothills and one of the most sought-after area addresses. Four Seasons offers the first and only residential towers in Henderson with dramatic views and a luxury resort lifestyle.

Being part of an established community also comes with its benefits. Residents have the option to access 140,000-plus square feet of amenities provided by the MacDonald Highlands community, including a private par-72 championship golf course. “These additional amenities and services will only add to the overall resort residential lifestyle that our residents are already experiencing with their Four Seasons–branded residence,” says Jim Reilly, President of Azure Resorts and Hotels and developer of the project.

Bring Wellness Home With Four Seasons

“How we spend our days is, of course, how we spend our lives,” wrote Annie Dillard. But replace the “how” in this equation with “where” and you have the predominant thought running through the minds of most potential homeowners.

More and more, luxury real estate buyers are looking for amenities that exist as an extension of a residence to determine whether it’s the place for them. That includes everything from a place to do daily exercise to access to nature and the quality of the air and light both inside and out. Because it’s not just a home you’re buying, it’s also the environment and lifestyle that come with it. The approach is a holistic one that centres wellness and joy just as much as everything else.

From a serene indoor garden outfitted with private thermal pools and a spa on the shores of Lake Austin to an organic farm-to-table restaurant in Belize, Four Seasons Private Residences offer world-class wellness amenities, privacy and a dedication to intuitive, personalized service in Residences throughout the world. Wellness-minded buyers take note – here are some of the most impressive features and amenities you’ll find at Four Seasons.

A sustainable community on Lake Austin

Having a place in the country looks a little different than you might expect at
Four Seasons Private Residences Lake Austin. This standalone residential property – meaning it’s not attached to a hotel or resort – is perched high up on a secluded cliffside overlooking Lake Austin, with views of downtown Austin just a glance away. Developer Jonathan Coon has a singular vision for this beautiful stretch of 145 acres (59 hectares) in Texas Hill Country, one where sustainability, high-end design and environmental stewardship all work together to create a curated, frictionless lifestyle.

To achieve that vision, the amenities here are just as big a selling feature as the incredible setting. Residents at Lake Austin will have access to private wellness, spa, beauty and fitness experiences on-site, along with plenty of opportunities for outdoor recreation. The Orangerie, a lush indoor garden featuring an 82-foot (25 metre) pool plus ample areas for yoga and meditation, leads to a state-of-the-art Athletic Center with private training rooms, two squash courts, a full-size indoor basketball court, an indoor clay tennis court, an outdoor tennis court, four dedicated indoor pickleball courts, two golf simulators, and a children’s gym and play area. A private spa and beauty salon are also on-site.

Outside, the main draw is the waterfront. Residents can hop on a glass-walled funicular for a two-minute, air-conditioned ride down to the lake and private marina, a setting so untouched that this is the only way you can access it. Once there, a 3,500-square-foot private Lake Clubhouse and owners-only boat slips help facilitate your lakeside fun. On Lake Austin, getting out of the city comes with so much more than peace and quiet (though you’ll have that, too).

Your own private island paradise in Belize

A private island with Four Seasons service? Yes, please! Set on 280 pristine acres (113 hectares) featuring six miles of white-sand beaches, Caye Chapel is the first private island managed by Four Seasons in the Americas. Here you’ll find a brand-new resort – slated to open in 2024 – along with private residences, a Greg Norman-designed golf course, a marina and the on-site Fabien Cousteau Nature and Conservation Institute, all surrounded by nationally protected marine wildlife reserves.

A dedication to conservation is at the heart of this island community, and owners at Four Seasons Private Residences Caye Chapel, Belize, can enjoy the natural beauty that surrounds them while also investing in its protection and its future. Sustainable practices such as replanting native flora, a solar electricity program, sustainably caught seafood and an on-site organic garden that supplies the island restaurants with fresh produce all serve to nurture a healthy, mutually beneficial relationship between the community and the island itself. Residents can explore and learn about incredible dive sites such as the Great Blue Hole; try out a variety of water activities; or take it easy with yoga sessions, a day at the spa or a relaxing afternoon on the beach enjoying in the fresh island breeze. If you’re looking to reconnect with nature, absorb the healing properties of water and tap into the island way of life, Caye Chapel is a tropical escape you can feel good about.

Connect with nature in Cabo del Sol

Just a quick flight away from many major U.S. cities, Cabo San Lucas remains on the hot list for luxury buyers. The pace here is fun-loving yet laid-back, providing a refreshing break from the typical day-to-day. Four Seasons Private Residences Cabo San Lucas at Cabo del Sol aims to give residents the tools they need to create a more intentional way of life guided by nature and a sense of adventure. Comprised of 61 private residences, its village-like layout features access to one of the most swimmable beaches in the area on one side, along with a rugged mountain landscape on the other. This setting, coupled with attentive Four Seasons service, makes it easy to settle into a feeling of wonder and well-being.

Like at every Four Seasons Private Residence, all the details are taken care of for you, such as pre-arrival grocery shopping and transportation assistance. This luxury of time frees owners up to experience Cabo San Lucas to the fullest. Recharge with a customized spa treatment either in the spa or in your villa, indulge in farm- and sea-to-table cuisine, challenge yourself to try a new sport, or just take a moment to sink into gratitude as you sip your morning coffee on your private terrace overlooking the Sea of Cortez.

Serenity finds you in Kyoto

If it’s tranquility you seek, Four Seasons Private Residences Kyoto offers a unique setting to achieve it. This collection of 57 exclusive residences was designed to maximize the art of kutsurgoi, a state of pure relaxation, by blending contemporary Japanese style with old-world charm along with panoramic views of the nearby Kiyomizu Temple and the 800-year-old Shakusui-en pond garden.

Practicing mindfulness here is easy, whether it’s sitting on your terrace admiring the cherry blossoms in the spring, wandering the tree- and water-lined paths of the pond garden, or savouring every moment of a traditional tea ceremony at Shakusui-tei in the Tea House. Owners also have access to all of the amenities and dining options at Four Seasons Hotel Kyoto, including the Michelin-starred Sushi Wakon where you can sample dishes at the 8-metre long sushi counter, handcrafted out of a single piece of Japanese cypress some 200 years ago.

Resort-style living in Bahrain

So much of wellness has to do with balance, and Four Seasons Private Residences Bahrain Bay gives owners an ideal mix of privacy and proximity to big city life. These residences occupy an enviable setting right on the waterfront of Bahrain Bay, a secluded enclave that feels like a world apart from the city that it overlooks. But nothing here is far out of reach. Owners can unwind at a residents-only outdoor pool, take in the views from the double-height windows as they exercise in the gym or relax with friends and family during a movie night in the private theatre.

The interiors themselves were designed to bring that oasis-like setting inside, amplifying the feeling of being connected to nature through double-height windows and the use of rich materials such as locally sourced mother-of-pearl inlay, marble and verde Guatemala stone. Furthering that balance of home and five-star hotel, all the resort-style amenities at Four Seasons Hotel Bahrain Bay are located right across a private bridge. A spa, world-class dining, family-friendly activities and a private beach are just a quick chauffeur-driven golf cart ride away.

A green oasis near Cairo

Like in Bahrain, a home in a city setting doesn’t have to mean nature is out of reach. Four Seasons Private Residences New Cairo Capital at Madinaty plans to make the most of its surrounding park land: Its brand-new residences will feature expansive shaded private terraces while villas will be outfitted with their own private pools and spacious decks. Soaring ceilings, spa-like bathrooms and artistically minded interiors by Pierre-Yves Rochon also help to cultivate relaxation and reflection.

Residents can stroll through the gardens and along lakeside walkways en route to the private spa, stopping to find a quiet space to meditate or simply gather their thoughts before indulging in a wellness treatment. For those interested in more active ways to find their centre, residents can also enjoy the first-class sports facilities including a tennis court and multi-sport court (think basketball, handball and paddle tennis), as well as a high-tech gym, fitness classes and a dedicated aerobics area.

Your home should be your sanctuary. On top of all of these resort-style amenities,
Four Seasons Private Residences take care of all the details of homeownership in order to provide you with the most hassle-free living experience. When you have the time and space to focus on you, tending to your wellness needs can become the priority it should be. You focus on you and let Four Seasons focus on the rest.

Design Meets Innovation in Bahrain Bay

How do you create a space that feels like home but still has an undeniable sense of place? To start, you marry local architecture and heritage with beautiful modern interiors, says Nicolas Roux, founder of celebrated London design firm Rive Gauche. Here, Roux shares how he and his team created a design narrative at Four Seasons Private Residences Bahrain Bay that tells a story about both local culture and contemporary living.

Baa 021 970x540

Q: Craftmanship, best-in-class materials and luxurious finishes are hallmarks of your projects. How did you use them here to create a sense of place?

A: The design truly pays homage to the exquisite craftsmanship that you find in the traditional Bahraini architecture. The ceiling, for example, was crafted from fibre plaster using a century-old technique to create very intricate details and motifs. And we brought a focus to the amazing local pearl resources famed across Bahrain by using mother-of-pearl inlay throughout the design in a variety of ways. We also used a lot of beautiful marble across the floors, walls and architraves, and a Guatemala green verde stone to reference the deeper colours from the spice markets.

Baa 027 970x540

Q: Bahrain has such a rich architectural heritage. How did you incorporate elements of that into the design?

A: We brought the region’s existing architectural motifs into the interior details very subtly. For instance, if you come into the main entrance and look up at the ceiling, you’ll see a bespoke cornice which we reinterpreted with more traditional detailing. We also focused heavily on volume and space. Over-scaled doors and large, thick architraves, just like the traditional palaces in Bahrain and across the Middle East, remind residents where they are at every turn. Those references create another dimension to the interior and bring depth and meaning.

Baa 015 970x540

Q: How did the landscape influence the interiors?

A: The desert and milky sky of the region informed the neutral and warm base palette, which we then combined with the deep, rich blue of the sea and the red, ochre and green colours of spices from the market.

Baa 025 970x540

Q: This property has an oasis-like setting right on the water. How did you bring the outdoors into the design?

A: The Residences are surrounded by water, and you can arrive by boat to the jetty and enter through the lavish landscape. When we looked at the design and arrival experience of the residents, we wanted huge double-height windows across the breadth of the property so we could bring the outside in and give the full effect of being connected with nature. We wanted to incorporate a very green landscape providing a luxurious background for the residences, which would feel safe, restorative and connect back to nature.

Baa 016 970x540

Q: What were some considerations when designing the public spaces?

A: All of the common areas, which are solely dedicated to the residents, become almost an extension of their private residence. Downstairs in the residents’ public space, you have various areas: a multifunctional room for events, a cinema for parties, a lobby room for meetings, and a gym with double-height windows offering views out onto a green landscape. There’s a lot of flexibility as to how residents can use the spaces. It’s almost a combination of family home and a five-star hotel.

Baa 017 970x540

Q: You often speak about the importance of creating emotion in a residence. Can you give an example or two of how you did that at Four Seasons?

A: It’s important that owners feel relaxed, that this is a space where they can feel at home. We created a big, open living area, which is not typical of homes in the Middle East. The design itself is very calm and soft, and we used bright pops of colour to evoke happiness. Overall, it’s a calming, grand, luxurious space. As you walk through into the residence, the tones become warmer. We also used a lot of natural handmade plaster with a number of layers, texture and patterns, so as you walk through and get close to the walls and touch the furniture, those textures create an experience and an emotion.

Linebreak2

Set in a private waterfront enclave in the heart of the capital city, Four Seasons Private Residences Bahrain Bay features an exclusive collection of 112 bespoke residences, including 98 spacious apartments, eight duplexes and six penthouses, all surrounded by sweeping views of Bahrain Bay, the iconic Bahrain World Trade Center and the Manama skyline. Along with access to residents-only spaces such as manicured gardens, a sunlit infinity-edge pool, a well-appointed fitness centre, an intimate residents’ lounge and a private cinema, owners will also have the full spectrum of services and amenities from the neighbouring Four Seasons Hotel Bahrain Bay within easy reach.

A Day in the Life: Living in Costa Rica with Four Seasons

What makes a place feel like home? For many, it’s a sense of ease, comfort and joy. At Four Seasons Private Residences Costa Rica at Peninsula Papagayo, it’s David Mendez’s job to make sure every resident feels that from the moment they arrive. We asked Mendez to give us a glimpse into this unique homeownership experience from his insider’s point of view.

As the Director of Residences, what is a typical day like for you?

It’s all about connection. My day starts by connecting with the team to talk about who is arriving that day, reviewing the itineraries of the residents who are already on property to see what they might need and, of course, making sure that every home is kept in tip-top shape. And then the most important part is connecting with our residents. Whether it’s arranging the room towels in a fun shape for families arriving with kids or preparing a cake, flowers and balloons for someone who is here celebrating a birthday, we want every single resident to feel love and recognition as soon as they arrive.

Cos 1558 Cos 1460 970x540

Tell us about the relationship you and your team have with your residents.

Most of our owners come to the property in vacation mode, so we really begin cultivating each relationship during the pre-arrival process, where we talk about everything about their upcoming stay and how we can make it special for them. We always remember any preference or detail they’ve shared during previous visits so we can make sure they feel at home. It’s truly a joy to have them back, and we want them to know and feel that.

Our owners do like to be seen and recognized in public areas, so we never miss the chance to say hello. Some of our owners have been around long enough to see our team members grow within the organization and, in turn, some team members have watched our owners’ children grow up, so there are often close, long-lasting relationships that are built over the years. There’s a strong sense of community here on Peninsula Papagayo that can be felt everywhere.

Cos 1268 970x540

Four Seasons is known for its exceptional and intuitive service. What does that look and feel like for homeowners, and how does it differ from your typical luxury real estate experience?

At Four Seasons, it feels like family. Like the comfort and trust of returning to a place that knows who you are, knows your family members and knows your preferences. It’s being greeted by a familiar face, with the feeling that you are living in a community that genuinely wants you to have a great time. We always aim to go above and beyond.

For example, we had one owner who was very excited about his grandson’s first visit. Before he arrived, we had a child’s bathrobe embroidered with the baby’s name on it. We also included a welcome amenity with a note saying ‘Welcome to the world, and your new house.’ Sometimes it’s more intimate gestures like this, but other times, we like to go big. My team is often seen driving down the street with colourful balloons flying from the golf cart to lead a special birthday parade.

What makes this Costa Rica property so unique?

For starters, our location in Prieta Bay on Peninsula Papagayo is simply mesmerizing, with expansive views of the Pacific Ocean, magical sunsets and an unparalleled closeness to nature. But beyond the beautiful landscape, it’s the community of people that really make this place unique. Costa Rica was recognized a few years ago as the happiest country in the world – this ties back to a phrase we have here: pura vida [the happy life]. My team and I are proud ambassadors of the pura vida lifestyle, which for us, means we genuinely care about the well-being of our residents and do everything we can to make sure they feel that.

Given the location on Costa Rica’s idyllic Peninsula Papagayo, how does Four Seasons incorporate sustainability into both the residences themselves and the lifestyle that owners are buying into?

We also give residents the ability to join activities that support social responsibility, like supporting local schools and adopting families through the Creciendo Juntos outreach program, or other initiatives where our residents can help with coral gardening. Overall, our residents love the proximity to nature and wildlife. Some of the owners have really invested their time learning about the local wildlife and get really excited about it!

Cos 1491 970x540

What do you think is the biggest draw for residents, and what do they find most valuable about living here?

Our homeowners love the proximity to nature, but what they truly value most is the carefree ownership, the overall access to services from the Resort, the feeling of not having to worry about the day-to-day details of your home and the certainty that there is a team of professionals tending your needs while you’re here. They also value being part of an exclusive community that is supporting and taking care of all aspects of their home, allowing them to fully embody the pura vida lifestyle.
